    I remember when I just got into crypto back in 2019 but later in 2020 I ended up selling it because I was dumb and I didn't understand it. I studied and learned and now I know how it works. Got back into crypto early in 2023 with 10k and I’m up with 128k in a short period of time .

    You lost me on the haircut part. So a mortgage broker, in the same 300k example, has to pay $15k just to fund the loan? Does not make sense

    Agree. Operating Costs and expenses always tend to rise, especially during tougher market cycles. However your point on being an independent lead sourcing purchase provider is valid in terms of commission % kept versus a LO who gets in house leads or leads provided by their sponsor, which the sponsor pays for. Your "But then" comment is also a good discussion point. Good stuff. 🔥

    One caveat to this clip is this: What if via automation, off-shoring, virtual office, leveraging tech a lender / broker could greatly reduce the cost to manufacture? Then, the industry could avoid an industrywide reduction in sales compensation. BUT THEN...one could argue that the industry has ALREADY seen / experienced the reduction. It was done by more and more MLO's taking "in-house" comp to win a loan or a broker going "borrower-paid" in order to compete with the broker down the road who was willing to work for less. When those MLO's / Brokers look at their net earnings for 2024 and divide it by their annual volume, was the commission earned (in terms of bps) less than 2022? What about 2019? Or 2016?

      As it's my first year in, I'm taking whatever gets the deal done. In house, referral, ... whatever gets it done. I look forward to being able to complain about this in the future 😂

      @@dcat9662 When I got started most lenders paid 55bps on average. I would do loans for free if it meant I won. I was playing a long game. Most mortgage brokers were averaging 90-150 bps in gross commission as 1099 independent contractors. You keep doing you. Win, learn, earn and add more satisfied customers and referral sources to your "data bank". The $$ will always be there. It always has...

      This is already in the works. Envoy was already off-shoring production duties in 2020 to a company in India and paying them $10K a year, but kept all consumer-facing roles in the US. Despite a good command of English, my former coworkers in India were very difficult to understand…by phone or by email. No doubt they would do the same with foreign MLOs if they figure out how to get around the language and regulatory issues.

      If you are netting less than 150 basis points now, you need to evaluate the company you are originating for. Also, consider how many layers there are between you and the CEO; there should be a maximum of two. In reality, I wouldn’t originate a loan for less than 200 basis points LO comp

I've been very skeptical about subject-to as a Realtor+LO since I heard about it but now I'm considering a subject to offer on my house...       Correct! There will be outside factors such as companies folding. From 2007 - 2008 I worked for four mortgage companies. I left three because they went out of business...that said, my production did suffer...

    True but most LO’s are looking for better comp plans now. The average LO is at 125bps. The goal is to increase spread and average 250bps net. That way similar or increase production spreads way further. And this does not have to be in the broker world this is done in the IMB space.

    Great episode. I learned that I am not the only person who graduated from the University of Maryland (Class of 1987), was a local radio broadcaster (Southern Maryland and Poughkeepsie, NY) and then wound up in the mortgage business (30 years and counting). I’ve worked in every mortgage channel (credit union, large bank, Independent Mortgage Bank and now for four months Broker). In my opinion, for the individual loan officer in 2024, Broker is the best channel. For a branch manager or executive, IMB is probably best. Your mileage may vary.

    Downtown house and condos have HOA fees? So these aren’t the best for rental properties then I assume

      Not all houses are in neighborhoods that are in PUDs (Planned Unit Developments). A PUD will have HOA dues. Condo's have Association Dues. Those dues add to monthly payment. When it comes to whether or not one or the other makes for a good renal, that just comes down to cash flow.

    As a lender to self generate, we have to really remind the consumer through direct mail, social, or whatever marketing, that a lender is vastly more vital to the home buying process, call me first, and here’s why. I always like to say, a lender can show a home and produce contracts with title, but a realtor definitely cannot write a loan. Which it’s sad the role we’re in biting at their heels, while, yes, some lenders pay realtors. Especially the ones in Miami, and those who did business back in the early 2000s before the the CFPB stepped in.

    Hey DO! Ever since I began watching this podcast last year, I've seen major improvements in my day-to-day work habits & priorities as a loan officer! Just great stuff bro! Can you make a video on the best follow up scripts for loan officers trying to convert prospective borrowers into loan applications? My follow-up game can use you improvement and I believe it could be the difference between 2-4 applications per month and 6-8 application per month for other loan officers as well.
